2) What is the difference between Pine and Spruce?

Pine and spruce are similar in appearance. Spruce is about 7% more cost effective than Pine
However, Spruce checks (horizontal crack) slightly more than Pine.

3) How long are the log dried? Will any shrinkage occur?

Logs are dried for 3 - 4 months. Some shrinkage ( 2" maximum on 8' wall ) will occur.
OLC Log Homes are properly engineered to accommodate shrinkage. Kiln Dry is also available.

4) Does OLC just sell Logs or other materials as well?

We offer three different ways. They are Log & Timber, Shell and Turn Key packages.
Log & Timber Package contains Log Walls, Roof Beam (Ridge Pole) and Loft Joists.
Shell Package contains Log & Timber plus sub floor, interior walls, roof, gables, windows & doors.
Turn Key Package contains everything except drapes and carpet.
In other words, OLC provides everything and anything pertaining to Log Structures and Log Homes.

5) Can I build Log Home by myself?

Yes, you can save thousands of dollars by building yourself.
OLC provides Construction Manual and technical assistance as required.

6) Is Log Homes energy efficient?

Yes. 9" Log has R-12 value. When it is constructed properly, it is as effective as R-20.
The true value of Log Home, however can not be measured only by numbers alone.
It is Cool in summer and Warm in winter. Log is the finest heat storage product available today.
Many Log Home owners testify that Log Homes are energy efficient and easy to heat or cool.

7) Isn't a Log Home too dark inside?

No. Today's Log Home is as modern and bright as you wish to be.
The inside is however so quiet that you can appreciate any music without any interference.
Wall-to-wall carpeting, Hot tubs and high-tech appliances can all be a part of today's Log Home.

8) What kind of maintenance do I have to do?

Contrary to what most people might think, a Log Home requires Low maintenance.
OLC recommends the application of 'Sikkens products' for both exterior and interior log walls.
It is maintenance free for 5 - 10 years, which is less often than painting of conventional building.
The key in Log Home maintenance is to keep moisture out.

10) How much more does a Log Home cost comparing to conventional Housing?

Log Homes may cost 10 - 15% higher. However it's well worth for the extra money.
Log Home promises a lifelong enjoyment of natural beauty and comfort of wood.
The longer you live in Log Homes, the more you will enjoy and discover the value.
It is also possible for OLC to build 2,000 sq.ft. Log Home at less than $130 per sq.ft. (CND $)

11) Are Standard Plans available? Can they be changed?

Yes. OLC has popular plans to choose from. Any plan can be modified to suit individual life styles.
We are happy to use any plan that you design or you might find on magazines.

12) What is the average finished cost of a Log Home?

With Full Basement, an average Log Home would cost $85 - $90 (CND $) per square foot).
The cost can be as low as $70 - $75 (CND $) per square foot, depending upon the design and options.

13) What is the payment schedule?

For Log Packages, 50% deposit is required with order. The balance is due upon the delivery.
For Shell or Turn Key Package, 25% deposit with order. The balance is paid on progress.

14) How is plumbing and heating installed in a log home?

All plumbing and heating are installed in the same manner as in a conventional home.
However nothing is done through Log Walls. They are done through sub floor.

15) How is the electrical wiring installed?

Holes are drilled through Logs, as they are being erected. Electrician then runs the wiring
from under the floor, up through the Log Walls so that wiring is hidden inside of Logs.

16) Can I make additions to Log Home later?

Yes. Log Homes are like 'Mosaic'. It is very easy to make additions later.
Log structures are one of the most superior structure in terms of versatility and flexibility.

17) Can Log be used for Floor Joist?

Yes. We recommend Logs for Lofts or full upper stories.

18) Should I apply Chinking or Caulking?

It is your choice. OLC distributes Chinking that adheres to the Log's surface, even while shifting.
Chinking will further prevent any air-infiltration. This does not mean the building becomes
dreadfully air-tight. Log Walls breathe in a way to create a comfortable atmospheres inside.
We recommend 'Log Jam' made by SASCO.
